15- to 30-YEAR FIXED RATES

We offer 15-,20-, 25- and 30-year mortgages at very competitive rates. Most of our products have no prepayment penalty. However, by allowing a prepayment penalty on your mortgage, the mortgage rate may be lower. Most prepayment penalties only apply to refinanced loans.

6-MO, 1-YR, 3-YR, 5-YR & 7-YR ADJUSTABLE RATE MORTGAGES

We offer adjustable rate mortgages with a variety of adjustment periods. The initial interest rate would be fixed for the appropriate period, i.e., 6-mo.s, 3-yr.s, etc.  Then the interest rate would adjust to the prescribed index plus a margin, usually the 1-Year Treasury Index plus a 2.75% margin, respectively. All ARMs have a maximum yearly  adjustment cap. There is also a maximum interest rate the loan can adjust to throughout the life of the loan.

Interest rates vary but you can generally figure that a 6-mo. ARM is going to be around 2-2.5% below the fixed-rate. From the 6-mo. you can subtract .25% - .5% per adjustable, i.e., 1-year - 1.75%-2.25% below the fixed-rate; 3-year - 1.5%-2.00% below the fixed- rate, etc.

These programs are especially attractive to buyers who do not plan live in the house for 3, 5 or 7 years, such as military servicemen.

CONSTRUCTION LOANS TO BUILD YOUR DREAM HOME

For custom-built homes, we offer both "One-Time" and traditional "Two-Time" close programs. The advantages of a "One-Time" close program is that you only close one time on your house in the very beginning and only incur one set of closing fees. The program is not offered with FHA or VA financing.

STATED INCOME & NO INCOME DOCUMENTATION LOANS

We have programs for the borrower who cannot document their income and/or their cash to close. These programs are great for the self-employed who deduct a lot of expenses off their tax returns or deal in a cash business. The interest rate will be a little higher than the programs where income and/or assets are documented. These programs are offered with adjustable and fixed-rate mortgages.

LOANS FOR BORROWERS WITH LESS THAN PERFECT CREDIT

We have many loan programs starting with zero down options for individuals that have had challenges in their lives that left them with less than perfect credit. Depending on the nature of the credit challenge, i.e., bankruptcy, foreclosure, past dues, collections, slow pays, etc., the interest rate and down payment requirements may vary.
